Effective September 2, 2026
These Terms of Service ("Terms") govern your access to and use of BrokerSheet.ca ("BrokerSheet," "we," "us"). By creating an account or using the service, you agree to these Terms.
BrokerSheet lets mortgage and real estate professionals manually enter property and financing details to generate co-branded, print-ready financing sheets ("BrokerSheets"), manage co-branding partners, and run open house sign-in pages. BrokerSheet does not source data from any MLS or third-party listing service — every figure on a BrokerSheet is entered by you, the member.
Every figure a BrokerSheet generates — including mortgage payment estimates, default insurance premiums, and qualifying income — is an illustrative estimate based on the data you enter and standard qualifying assumptions. It is not a mortgage pre-approval, quote, or guarantee of any kind. Actual rates, insurance premiums, and qualification are subject to lender review and approval. You are responsible for the accuracy of the data you enter and for verifying figures before sharing them with a client.
You must provide accurate information when creating your account and are responsible for safeguarding your login credentials and for all activity that occurs under your account.
Members may share a personal referral code. A new member who signs up with a valid referral code receives 15% off their first year of an Annual plan. Once a referred member's payment qualifies under our internal criteria, the referring member may receive a $25 referral bonus, paid at BrokerSheet's discretion and by a method BrokerSheet chooses. BrokerSheet may modify, suspend, or end the referral program, or decline to honour a referral we reasonably believe involves abuse or fraud, at any time.
You retain ownership of the content you upload — including headshots, logos, and property data. You grant BrokerSheet a limited licence to host, process, and display that content solely to provide the service to you. You represent that you have the necessary rights to everything you upload, including any property photo, and any co-branding partner's logo or headshot you add to your account.
If you use the Open House Check-In feature, you — not BrokerSheet — are the party responsible for the personal information of the attendees who check in, and for having a lawful basis to later contact them (such as the consent captured at check-in), consistent with Canada's Anti-Spam Legislation (CASL) and applicable privacy law. BrokerSheet acts solely as your service provider in storing and displaying that data.
You agree not to use BrokerSheet to:
You may stop using BrokerSheet and cancel your subscription at any time. We may suspend or terminate your account if you violate these Terms or use the service in a way that creates risk or legal exposure for us or other members.
BrokerSheet is provided "as is" and "as available." We do not warrant that the service will be uninterrupted, error-free, or that any figure it generates is accurate or complete.
To the maximum extent permitted by law, BrokerSheet will not be liable for any indirect, incidental, or consequential damages arising from your use of the service. Our total liability for any claim relating to the service is limited to the amount you paid us in the 12 months before the claim arose.
These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable therein, without regard to conflict-of-law principles.
We may update these Terms from time to time. We will post the revised version here with an updated effective date; continuing to use BrokerSheet after a change takes effect means you accept the updated Terms.
